Our conveyancing representation covers the full transaction from instruction to registration. For buyers, this includes: title search and due diligence, review and negotiation of the sale agreement, advice on title type (registered or unregistered), preparation of transfer documents, co-ordination of stamp duty and transfer tax, and registration with the National Land Agency. For sellers, we handle preparation and negotiation of the sale agreement, discharge of any existing mortgage or charge, and transfer of proceeds. Mortgage transactions are also handled, including preparation of mortgage instruments for registration.
When someone dies in Jamaica, their estate must be administered before assets can be distributed to beneficiaries. If there is a valid will, the executor named must apply for probate from the Supreme Court. If there is no will, a family member applies for letters of administration. Dr. Brown Pinnock handles the full administration process: preparing the application, filing in the Supreme Court, advertising as required by law, preparing the estate accounts, and co-ordinating the transfer of property and other assets to the beneficiaries. Where there is a dispute — a contested will, a challenge to the administrator, or a beneficiary dispute — we handle the contested aspects as well.
